Within our pre purchase heating and plumbing report you will receive a full description of each finding along with photographs and recommendations for the repairs. Furthermore we will provide you with an estimate of the cost which can help with your decision making on purchasing the property.

Our inspections will take approximately two hours and with the report we will highlight the following:

  1. Locate the stopcock and gas meter to the property and check if fully operational.

  2. Check all toilets within the property are fully working, not overflowing or leaking.

  3. Check all sinks and taps within the property are fully working. Test the overflows with plugs in position and check waste pipes for any leaks.

  4. Check the condition of all accessible pipework and whether any corrosion is evident.

  5. Check external garden taps

  6. Test the washing machine to see if any leaks appear when in operation

  7. Check the fall and the drainage rate of showers/ baths.

  8. Check the boiler’s and any hot water cylinders. We will check the condition, install and associated flue and pipework to and from the boiler.

  9. Check all radiators are working to maximum output and checking condition of accessible pipework and TRVs.

  10. Check all thermostatic controls are working correctly

  11. Check the condition and install of any underfloor heating manifolds
